1. Do you set up two pages, one for motivated sellers and one for investor/buyers?

Yes and No. It really depends what you're going for. On the link below everything is within one website but sometimes it's good to test a seperate squeeze page.

For example:
http://forsalebyphilly.com/
http://forsalebyphilly.com/investors/

Literally test the conversion and see what works better. Your squeeze page or website. and if it converts better by seperating it. No one can tell you except by you testing it.

2. What about squeeze pages? Do you set up one of these for each page to?

Yes. These are two TOTALLY different message so it'll be weird if you're SPEAKING to SELLERS & BUYERS at the same time.

Seller squeeze page should be like:
"NEED TO SELL HOUSE FAST?"

Buyers Squeeze page should be like:
"Best Deals in Philadelphia. Join our VIP List!"

3. With all of this, what website do you put on your business cards being that you want buyers to go to one site and sellers to go to another? Do you just get two different cards with the different websites them?

Like I said above, see what works best for you. Or even make two different business card. One for sellers and one for buyers.

Right on James!

When people are on facebook, they aren't thinking of houses. But pictures like KIDS and WOMEN tend to catch people's attention more.

They say it's 70% picture, 10% headline, 30% message on facebook.

I actively spend about $25-50/day on facebook and get about 0.15-0.45%. it really does depend on your niche but anything from 0.15%+ would be a success in my books.

Hey Michael, just a quick introduction about myself. I've made 15k on my first deal and 100k on my second deal. And I slowed down my real estate investing to go full out with my web design & seo company...

So to answer your question about getting ranked and generating leads to your website... It actually takes a lot of work and time to get RANKED.

Most gurus told all the investors that it's so easy but it's like a sales man. Just becaue you get dressed up and feel great, you dont get sales. You have to cold call, knock on doors, get referrals, or do some type of marketing.

Same with your website, it's not going to get you leads just because it's there.

There are options like SEO, PPC, FB, direct mail, and various of different options to go with when building traffic.

So get to work and start marketing!!! ^__^

By the way, don't waste your time trying to learn html or how to set things up unless you're really into it. I myself run a web design & seo company and I dont know how to design and develop websites. I'd rather focus on what I'm good at which is marketing and hire the best to follow through with the design. It'll take me YEARS to learn all the things my guys know. Why not just hire a professional and focus what you should which is MARKETING and REAL ESTATE INVESTING.

I recommend sitting down for a quick 15-30 minutes to go over your customer avatar.

Who are they?
How old are they?
Where do they live?
What tonality would gain their trust?
What are their biggest fear?
How can you help them?

When you answer all those, your message will be a lot clearer and it'll be easier to connect with your prospects. It'll just be a 1on1 conversation of you really tring to help them out.

I highly recommend separating the seller & buyers page since the messages are different.

And most of the time a simple squeeze page will work better for getting seller to fill out a form rather than having buncha pages to distract them. And if it's going to be a full blown website, make sure to add testimonial & social proof to gain the sellers trust.

You should change the picture... if your picture doesnt catch people's attention, they'll never get to the headline or your body.

When targeting investors I like to do put up an image only investors know. maybe an image of an bandit sign would catch the investor's eye or those BRIGHT YELLOW OR RED signs.

Just changing the picture, my fb conversion went up to .05%. But I guess more than the conversion, is it worth .009% conversion? That's entirely up to you and how it convert to $$$ for you.

if it's a pre-foreclosure you're helping them out by saving their credit. or even moving them out to an apartment vs having nowhere to go.

if you're buying from the auction... it's not your fault they went foreclosure and that you are buying it at an auction. like someone said above you're helping the neighbors out by adding value to the property.

I just bought a property for $15k and at the closing after all the taxes, water bill, etc the seller walked away with $200ish. So I felt pretty bad and cut them a check for $5,000. I'm making $35,000 on this deal and I felt like they deserved the extra check. if it wasn't for them I wouldnt have gotten the deal. At the same time, I would've been 100% cool with it too if I didn't cut them that check. It just really depends on how i feel sometimes.

On the other side, it ain't my fault that I know how to get a property for so so cheap. If you feel THAT bad... you should buy every property for MARKET price. haha jk jk I hope you get the point. =)

btw, there are times when I'm not working for 5-6 months. so it really depends. I can make $0 if i don't look for any deals. I guess you get what you ask for.

Set you limit and go for it. It doesn't matter how much other wholeasalers make.
