Changes proposed to the Twentynine Palms STR ordinance draft released today. It appears they are considering a cap on the total number of STRs to a percentage of the housing stock. @Nikki Nicole I thought I'd share the list below. It's an outline put together by a group of investors I chat with. It's some of the latest business development in 29.  



New downtown dev plans. You'll see two design routes the city presented. "Community Corridor" and "General Events Hub". The city and residents voted in favor of the "Community Corridor" design which is by far the way to go to increase tourism and "trendiness". Think alley seating, beer gardens, corn-hole, outdoor bars, appealing to Millenials and Gen Z etc... less pad development and fast food, more private pop-up independent retail and food.

You’ll do great :) It’s early in 29 but that’s where you want to be before it develops more and you’re paying higher prices and going against stiffer comp. Buy low and ride the appreciation.

That's awesome @Nikki Nicole Congrats. The area is getting very hot. I get messages from people on BiggerPockets asking about 29 at least a few times a week.

BTW new updates in addition to what I mentioned in that post, a new shipping container boutique hotel is being built called Wander Hotel / another trendy new restaurant is coming in from Landers, they bought out the building of an old Chinese restaurant. Also, a new restaurant called "Kitchen Witches"

I've been following the local gov't and TBID "https://www.ci.twentynine-palm..." very closely, I, and many locals, agents and investors I've spoke to, have come to the conclusion the city is pro-development, their goal is to make it a very strong tourist destination.
