Hi Stephanie I have a couple I can send you. Shoot me a DM. We closed on a place in 29 in July and about to get it up and running. We got our permit about a month ago. I haven't heard any rumblings about a moratorium I know the last meeting in Aug it was a land slide vote 4-0 to "no" on a moratorium. The city seems to be very pro STR and development. Lots going on.

@Scott Urbas as long as you get your permit history from the city while you're in escrow and everything checks out you should be fine. Yes deals will fall apart because of that for sure but I've found 29palms to be extremely easy to work with both for permitting on work being done and the VHR permitting process. Finding trades is tough yes, we've ended up bringing up family contractors from OC to help us do a lot of our work DIY but I do have contacts for some trades e.g. kitchen, tile, flooring, countertops, electrical, roof and landscape if you need some DM me.

The 300 foot notice is included in your permit fee, no additional cost for that and it's all the same regardless if you have one house within those 300 ft or 300.

Check out Wonder Valley/29 Palms. I know a lot of people are purchasing these small homesteads in Wonder Valley and renovating them. Could give you a starting point as opposed to building from scratch.

Hi Nick! My wife and I closed on a home in 29 that came with an empty lot behind it in July. We are renovating the home right now and plan on developing the back lot in the future. Someone is building a luxury shipping container home on the empty lot across our street. We have already applied for our permit and are about 2nd or 3rd in line. We applied back on July 28th to give you an idea of the time frame. Like you my wife and I did a TON of research on the hi-desert areas. I'm bullish on the hi-desert, in general, I liken it to a low-desert 2.0 with a different feel but major development stemming from Los Angeles and OC money/investors. We were also looking in Jtree, made some offers, and were even under contract on a home in Yucca Valley but the sellers didn't perform so we backed out. We spoke with our agent and quite a few locals and many suggested 29 and areas around downtown 29 and 29 JTree entrance as well as unincorporated Wonder Valley. They suggested get in now before the area blows up, "it's the next big spot". Many mentioned as a lot of traffic is being funneled from the JTree entrance to the 29 entrance due to delays. We ended up going with the property that is close to both downtown 29 and the park entrance (5-10min). 29 Palms City Council just voted no on a STR permit moratorium. There are two small groups in the area that were pushing for it (I see this happens in every city with STRs) but the city wasn't having it, they understand the revenue and tourism and business the STRs bring in and Nicole is right they are investing a ton of money into the new 29 palms phoenix project/downtown revitalization,https://www.ci.twentynine-palm... and the new Jtree headquarters. 29 has a bright future. There is a lot of activity going on in the retail, restaurant/bar space places like GrndSqrl Gastro Pub opening next week, Kitchen in the Desert and I've heard of two new coffee shops and a few new restaurants coming soon, Someone bought The Fine Line a bar in downtown to turn it into something awesome. So if the city continues to be STR friendly and the downtown continues to grow. 29 and Wonder Valley have a bright future, but you can't go wrong with any, 29, Jtree, Yucca Valley. 29 City Council just released a survey of development plans.
