Most of the gated communities that have to manage STR operations use a system like www.proptia.com that the HOA board or developer put in place.

Hey Cody! Thank you ! I’ve been decorating for the past 5 hours for his party tomorrow haha! So we haven’t had the opportunity to work with him yet , we had an initial intake meeting and we’re still deciding on using them , our hesitation is we relocated to Scottsdale AZ and considering someone local… with that said the intake meeting was fine… all standard stuff, no ah has yet… we’re really looking for someone that helps with strategy rather than just “doing” our taxes and books. If we end up going with them I’ll ping you. We plan on making that decision next week.

Hey thanks for reaching out shoot me a DM and I’m happy to share any information with you. In regards to STR’s you’re going to be up against the 500 cap I think the cap has been hit so they’re not issuing any more permits but I posted somewhere else that I was at a city Council meeting back in September and the mayor specifically said she wants to bring the entire VHR policy back to the Council for review. It is my opinion that they realize that doing a hard Cap as opposed to a percentage of the housing stock hurts them on revenue from permits and  TOT revenue granted they are also approving hotels but the big thing is the permit revenue because the percentage instead of the hard cap creates incentive for people to buy lots and build so that they can keep moving the goalposts that’s all good for the city . whether that percentage is 8% 9% 12% we don’t know we’ll have to see what they say when they bring it back to council

Apparently some properties say 29 Palms as the city on Zillow but are actually outside the city limits and so fall under SB county regulations (no STR cap for the moment)

In addition to the comment from @Jason Kudo I don't think 29 Palms has the most advantageous location because you have to drive past JT from the LA area to get to it. Maybe that's not a big deal, but I think there are locations that are more strategic and have better access to amenities and other cool areas in the high desert. 

I've heard from some sources that 500 limit is going to be looked at again and may not stick. Someone who spoke to the gentlemen who put out that brilliant idea of a 500 cap. I've heard they are going to look at a percentage again. We own a STR there and currently working on another project in Pioneer Town. Many locals and RE agents I talk to are bullish on 29.
