Post: STR investment in 29 Palms

29 Palms City Council just voted no on an STR permit moratorium. There are two small groups in the area that were pushing for it but the city wasn't having it, they understand the revenue and tourism the STRs bring in and they are investing a ton of money into the new 29 palms phoenix project/downtown revitalization,https://www.ci.twentynine-palm... and the new Jtree headquarters. I think 29 has a bright future. @Meagan Yednock is right there is a lot of activity going on in the retail, restaurant/bar space places like GrndSqrl, Kitchen in the Desert and I've heard of two new coffee shops and a few new restaurants coming soon, I think someone bought The Fine Line. So if the city continues to be STR friendly and the downtown continues to grow I think 29 and even Wonder Valley has a bright future. I think you'll get a mix some people want to be far out some people want to be within walking distance to the downtown amenities and the village.

Joshua Tree is the hot commodity right now because of the VRBO craze and the popularity of the park. Be prepared to pay big there. Yucca Valley is the one that's left. It seems to be rising slow and steady. Also the farthest place some drivers are willing to commute from Riverside. So we have reasonable overall, VRBO-land and military housing. Three different type of markets in a relatively close area.

Twentynine Palms is growing and changing quite rapidly with Project Phoenix ( https://www.ci.twentynine-palm... ) and a lot of money and investment in the restaurants and downtown nightlife e.g. bars, gastropubs e.g. GrndSqrl, Kitchen in the Desert and I've heard of 3 or 4 other restaurants being launched by restaurateurs from Los Angeles.. I think a lot of people are sleeping on 29. Plus they are developing the new Joshua Tree headquarters there. I've heard from many locals that it's the "next Joshua Tree" but with more investment in the downtown amenities and you can still get into the park which many people are going in through that entrance due to the crazy long lines and delays at the Joshua Tree entrance. So I think it's not going to just be a "military town" for much longer. I know a lot of folks that are getting in now.

I've looking in the YV myself and the deals are flying off the shelf. I also notice some deals are contingent and ends up back on the market quickly. I wonder if it had to do with troubles with permitting STR either in SB county or the YV area. Can anyone can chime in regarding getting STR permit approved? I read through other threads and is it as simple as getting approval and notifying the neighbors within 300ft radius, and if they don't agree with the STR permit, that's pretty much the end of it? Anybody with experience on that?

Did you happen to find out about the neighbor's approval for an STR permit?

That said, there seems to be a lot of support for STRs from the people who make decisions (just from what I can tell). So while the permit process was slowed down by covid and the county taking stock...my neighbor applied in December (or Jan?) and was still able to get his. We're submitting applications for both our properties in the next week or so.

Were you able to get your permits?

Hi all, I'm looking for a CPA that specializes in Real Estate investing and preferably is an investor themselves. Does anyone have any referrals that they can share? Thank you in advance!
