Seller Accepted My Offer...Now What?
I found a property on Craigslist this morning, contacted the seller, made him an offer and he accepted. The property is located about 3 - 4 hours from me so unless it's absolutely necessary, I would like to get it under contract without physically seeing it. The pictures look good and after doing some research, it seems like a pretty good deal. I guess my question is what should I do next?? My thoughts were to get the contract signed and then post the property on here in the Investor Marketplace. Is that the right move? This is my first potential deal and I really don't wanna mess it up. All help is greatly appreciated. Oh, one more question...how does the closing work when the buyer and seller are not located in the same area? Would I go to him? Does he come to me? Or can everything be done through email and fax?

I take it you're planning on wholesaling this property? If so, then you'll be looking to assign the contract to someone else, correct? In that case you wouldn't actually be closing on the property.
That said, I would be remiss without saying its less than ideal to put a property under contract that you've never seen before. Do you know how much work it needs? ARV? How's the neighborhood? I would never put anything under contract without either seeing it first hand myself or using a TRUSTED advisor that is providing you with images/video of the property. DO NOT take the word of the seller, that's a good way to get yourself in a tough situation.
I'd also recommend you run a property profile on it to make sure that the person that is selling it to you actually has the legal authority to do so.
I commend you for taking action, but I think you should do a bit more research or align yourself with a mentor/experienced investor to help you along.
