Direct Mailing Owners Charleston South Carolina

Hello again BP,

I am very new to the real estate investing but I have been learning a ton of things about the steps I need to take to start the process and get my first deal. Lately I have been driving around some of the neighborhoods in the Charleston, North Charleston and West Ashley areas writing the addresses of distressed and or vacant homes down. I have found a ton of them, but that is only the start and now I need to follow up on these leads. My questions/needs for those who are active in this market place are:

1) Have any active investors in this area tried mailing the owners or the people who are listed as the owners on the county assessors website? If so, how did that turn out?

2) What sorts of things should be in the letter that you write to these folks besides " hey would you like to sell me your house?" If you can point me in the right direction or give me some advice or some things that might have worked for you in the past please do, I would greatly appreciate it. 

3) If there is a better way to sniff out these owners and you feel like its not too much to share please give me some pointers. 

I will be trolling the forums pretty heavily this weekend to get the answers but I figured I would throw out this line and start a conversation and who knows where it could lead right?!?. Thanks again for all your help and I look forwards to seeing what you people are doing.

@Chris Armstrong I can almost assure you that owners of attractive distressed neighborhoods have gotten yellow letters already.   I own a few rentals and I get them on a fairly regular basis.    I did have a stack of them on my desk as a novelty til I got tired of saving them.   

Notice: anyone sending out letters in Charleston... take me off your list and save yourself some postage!  :-D
