A book that was mentioned in that one was Pitch Anything by Oren Klaff, which was excellent as well.

@Chris Salerno Good to see you on here! Hope all is well out your way....

Thank you, Pleasure to connect over here as well.
I am moderating a panel of the capital raiser and I wanted to get some questions from people first hand.

Just a few I can think of right now: How to make the initial contact, how to properly present/pitch, what format (in person, email, phone, etc.) is most preferable or common, things not to do, focus more on the great deal you have currently or more on yourself as an experienced investor, what are common lending terms they expect/provide?

Great question, I will be sure to ask.

 Great Questions!

If you were to listen to a panel that had expert capital raiser speaking.

What are some questions you would ask?

What would you want to hear from them?

We are still sourcing deals and underwriting new ones.

You have to stay positive during times like this. Good deals are out there.

We are going to discuss how the COVID-19 or the coronavirus virus will be affecting the real estate market.

You will learn.
1. What asset class you want to be in during this time.
2. What investments will take a large hit during this period?
3. My opinion on how long this will last.
4. Why Multi-Family is the way to go.

and much more!

I recently read the book, “The Perfect Investment” by Paul Moore. Good Read. To sum it up in a sentence, Moore believe that investing in proven syndicators, with proven managers, in a growing market is the perfect investment. He makes a case that investing in multi-family units less than 100 is ultimately a waste of time and fast track to failure.

I understand this publication is effectively a passive advertisement for his own funds, but I want to understand if people in the BP community feel the same. He is pretty strong instating the working your way up by buying 10units and increasing more, does not work out.

I am wanting to transition careers into full-time real estate and I want to invest in large multi-family and build my experience in this area. I am focused on building a portfolio of Class C/B properties, value add, refinance, and expand/grow. This is what i want to do for the next 20 years...

What are your thoughts? Is it a fools errand? What is Moore missing?

I agree! I am currently writing a book about investing passively into syndication. I always say invest passively to learn how the deal operates and then hop on the active side. Just take some time to learn how the deal is operated.

Good luck!!

I always recommend investing passively than actively in multi-family assets.

I have spoken at a couple of summits. I think it can be great information, depending on the summit it is always beneficial to network with the people that attend.

I personally like in-person conferences. I think you can build stronger relationships that way.
