You are probably talking about a "proof of funds" letter. This will be required buy realtors, banks and educated sellers. You can find them or buy them. Also, you can use a private lender who lets you use a bank statement. Also, a lot of banks may not let you use the BS anymore.

You would be wise to join a local REI Club and find a mentor to help with this.

You have not stated what type deals you plan on working. Where do you plan on finding your wholesale deals?

You will need a plan and some marketing dollars. Without that you will have a hard time even finding a deal.

As far as the contract, you can use any however, it would be best to know what others are using. Once the contract is assignable, you will need an assignment to make an assignment fee when you assign your interest in the contract.

Treat it front and back with enzyme type treatment that you can get from a supply house. Can't remember the name but it works. let it dry the reinstall the carpet. Should be way cheaper than that.

Make sure you keep the deposit. Sue in small claims. Read your original section 8 agreement to see if you have any remedies.

Stinson:

Any taxing jurisdiction will be happy to increase your taxes on this property.

If it's in Dallas it will probably take an hour at DCAD off Stemmons.

Set appointment and discuss over the phone. Go down with facts.

Done deal.

The $1,500 is the cost to repair the unfinished rehab. More for the pool and landscaping, plus rent deposit and breach.

Agent actions are more to damages, loss of SS status, escrow, etc...

Jon is right, spend the money to meet with a SEC attorney.

There are some courses on raising private money out there.

Patric Riddle & Susan Lassiter-Lyons

Both have good information on raising private money.

It would probably be more cost effective to find private lenders who have self directed IRA money and want to earn a better return.

I think it is a good idea to give this concession if they sign another 1 year lease. Even better if you can get a rent increase.

Why does your lease not automatically roll in to month to month or additional term?

If that were the case there would be no negotiation going on.
