Yes they will! And yes, the sellers name is still on the line.

That's why you need to learn from some of the experts here. Believe me they will know all about the best approach and how to structure.

Letting you assume must look attractive to them. Based on what you have stated, this may not be easy. Perhaps you can get a roommate with some credit or enough steady income to satisfy this problem.

A subject to deal is a purchase subject to the existing mortgage. It is pretty much the same as a mortgage assumption, only not approved by the bank. However, if you make the payments, most are not worrying about the due on sale clause at this time.

I'm no expert, but there are many BP members that are.

Research "subject to" on this site, might be just what you need.

It is better to mail from the filings. It takes a lot of work to get the info every month. In case you didn't know a probate case can drag out quite some time, over a year in some cases.

Have any of you ever seen a HML allow a person to move into the house during a rehab?

Why don't you try to do a subject to deal with cosmetic only rehab. (Clean up, paint, etc..)
