Think you will be out of luck there. It takes both to sell, encumber or anything. No title company would insure.

Why not get an agreement from other owner?

Dollar for dollar I like probate & inherited property marketing. Other forms of marketing, but much more costly are absentee owners, free and clear. Have been working on code violations as another leads source.

I must be very not in the know, but I have no idea what dking is. But I have no experience in short sales, loan mods and only by from BK buy accident.

Do what you are good at though.

Are they tenants in common? (Each name on title, nothing else describing ownership)

They are cheap. Google them, you'll find that they only charge $45 to $95 over the state fee.

You can hire anyone you want to make offers. No need to have an agent.

I wouldn't give a power of attorney though.

Jon is right!

Always have a provision in your lease that allows showing upon notice to vacate. At one time I required a specific notice to vacate form that must be used to allow this to happen.
