Mike:

You need a quick estimates from a couple of guys. Get it ready to sell or rent whatever your exit plan is.

Work out the terms and get your hard estimates during your inspection period, at least ten days.

Otherwise, you may loose the deal trying to figure it out. always look it up fast.

Find some go to guys right now on the estimates. Do a walk through and have the first contractor tell you the scope and prepare a bid.

Drive the area to find rehab going on.

Look for other rehab guys in the area and ask for referrals.

Check your REI club for contractor members and other rehab guys and ask for referrals.

Remodeling contractors in the phone book.

Pull in a mentor who already knows how to estimate the rehab. Offer to pay a flat fee to estimate it for you.

If you are a wholesaler, the IRS considers you a dealer anyway.

Reason for the LLC is liability (protect personal assets in the event of a lawsuit) and ability to have expenses offset your income.

All probates cases are by county. They usually have a specific court or courts that handle the cases.

Most jurisdictions in large counties have some of the info online. Most do not have all of the information you will need.

Smaller counties do not have anything online.

Look up your county clerk to see if the information is available online.

If not you will have to go to the clerks office to get your information.

How much will it rent for?

I'm really curious as to a list of possible reasons that these owners may want to sell. This might help this guy a little more.

1. Deferred maintenance.
2. No depreciation left.
3. No time manage the property manager.
4. Lost motivation.
5. Inability to refinance.

Gurus please finish.

See if you can get a quote to acid wash that pool. I have heard that it might work.
