I haven't read each reply in this thread but just FYI @Justin Williams and his guests offer a lot of content in his podcasts. I am subscribed to at least 20 REI podcasts and Justin is in my top 5 with of course the BP podcast and a few others.

I'm in the Atlanta area. My suggestions are:

- Network with other investors for example Join Georgia REIA and Atlanta REIA

-Get a proven mentor

-Work as a bird dog/property finder for an experience and proven investor until you are comfortable putting properties under contract yourself

I attend both Georgia REIA and Atlanta REIA. I would check out both of them. You want to network as much as possible. I will be at Georgia REIA tonight. There are a few BP members that attend. Probably several more that I just don't know personally.

You probably did not have a point in mind to make but what stands out to me from your post is

1) There is a big difference between a marginal opportunity that isn't "bad" and what is truly a DEAL.

2) If a wholesaler has a TRUE great deal there are proven buyers like yourself that will buy them all day long.

Beginners looking to do wholesale deals should take heed of how a proven buyer as yourself thinks.
