Congrats! That is amazing that you got a deal locked on your first mailing with only 10 letters. Wow.  Most newbies don't experience that. I sure didn't.

I'm in Metro Atlanta as well. I go to the Georgia REIA Dealmakers meeting whenever I can.

Hi,

I am thinking about setting up Coverdell ESA's for my children. The initial amounts will be small so I'm thinking about doing deals with my SDIRA's LLC and their ESAs together. We may buy a rental together since neither account would have enough money to buy one by itself and still have money leftover for reserves. Would it be beneficial to set up an LLC owned by my SDIRA's LLC and their ESAs. The property would be owned by the one LLC.

The other way is the property would be acquired jointly in the names of SDRIA1 LLC and Child1 ESA and Child2 ESA. Any other alternative suggestions would be appreciated as well.

I am a member of both Georgia REIA and Atlanta REIA. As far as education I wouldn't buy multiple courses and products from the monthly speakers that come. if you feel you need training on a subject, find one course from a reputable coach and stick with it. Don't chase the new shiny object every month. You can also get education by going to the sub-groups. Find a sub-group with a topic that you are interested in. There are subgroups where you can ask the group to analyze your deal and you will get advice from seasoned investors. This month I saw this new guy get free advice in 15 minutes that was easily worth more than the one year membership fee.

Also volunteer with the REIAs, find out who are really doing deals, get to know people. And when you get to know people don't just do it with a mindset of "what is in it for me". Let people know how you can them.  If you are natural and real then people will eventually see you are sincere and will provide free advice and even eventually send opportunities your way.  Some people may think because they are new they have nothing to offer but that's not true. A lady offered to go take photos of vacant houses for me for free because she wanted to know how I analyzed deals before I put them under contract. I offered to pay her but she said she wanted the experience and advice instead.

I always tell sellers I buy properties at a discount in exchange for paying cash and closing quickly. I tell them I might put do some work to it and resell it, or I might rent it, or I might sell it as-is to another investor.  I just know that in the next 10 days I can buy their house and help solve their problem. I always tell sellers that if they want close to market value and they are willing to wait longer to close then they should list it with an agent. If telling a seller that will scare them off them you weren't going to get a good deal anyway. Some people are scared by being upfront they will lose deals. But a true motivated seller knows they are selling their house cheaper than market value and they are willing to do so.
