Hi Kelly,

Welcome to BP. I'm in Atlanta as well. The market is not easy but definitely doable. I just moved to Atlanta this past winter. The hedge funds can't buy everything. I'm looking at offmarket deals which is an area they are not playing in. I'm looking to connect with other Atlanta investors who may come across deals that don't fit their specific criteria. I'll gladly pay a nice wholesale fee for right property. I myself have wholesaled properties that are too far from me or doesnt meet my criteria to other investors. I see you are in Alpharetta. If I find something in north Metro Atlanta area I'll let you know.

Georgia,

What kind of list are you sending to? Is your list as filtered as it can be? For example if you are sending letters to absentee owners are you filtering owners with lots of equity, that owned the property for at least 10-15 years, single family home not condos, etc?

If you have 4,500 addresses. I would filter those down to 1,000 to 2,000 depending on your budget and hit those addresses every 6 to 8 weeks. Many investors get a call from a motivated seller on the 3rd or 4th mailing.

There are also FSBO ads on Craigslist, driving for dollars, bandit signs, etc. You should have 3-4 types of marketing going on. Don't just rely on direct mail.

All most realtors know is finding deals on the MLS. The people I know locally that are actually doing deals (which isn't many) are finding motivated sellers and off market properties. Most realtors can't help you with that. So I would have to agree when most people say the average agent isn't the best person to listen to when it comes to real estate investing.

I just moved to Atlanta at the beginning of this year. In 2 weeks I will close on my 3rd deal in the last 5 months. I didn't know any agents, buyers, title companies, let alone what neighborhoods to target.

Also it depends on your strategy. People who do only one strategy whether fix and flip, wholesale, or buy and hold, each may have a different outlook on the market.

Hi,

Please keep going. Ae you hitting the same list multiple times? It is better to send letters to the same 1000 people 3 times than 3000 letters sent to people one time.

You said you stopped after 2 1/2 months. The 3 month mark might have been when you got the deal. Network with other wholesales and buyers. You might be able to JV and find someone else a buyer if they have a motivated seller.
