My favorite thing about this is the interest rate you are charging. While you can’t reinvest the money, you’re getting a good return on it and learning about another way to invest as well so nice job

Since your property is a house then ceiling fans are a nice add on, usually for apartment rentals I would only have ceiling lights for maintenance purposes but for houses it’s a good add.

The same reason people hate realtors.. they don’t fully understand what they do when when they truly put the work in

I second Colleen in if this is after the credit checks. People saying they’re going to stay two years is great, but you never know what’s going to happen so I wouldn’t rely too much on what they tell you know.

The family could always leave in a year and the people paying more could always renew in a year since they love the unit so much that they’re bidding up for it.

I would just go based off the most qualified tenant because really that’s where you’re going to save money in the long run

@Austin J Gurule i definitely prefer multi family, it’s honestly more work up front in my opinion but once you get it under your processes it’s easier to manage for more of a return. It’s the essence of economies of scale for me where as single family rentals just don’t get me excited unless it was a home run deal.

@Carlos Contreras if it is joint, I would look at rental ads in your area for apartments and see what they advertise. Do they include utilities in the rent or are they not included and that will most likely tell you what to do. You could technically do whatever you want, but you would want to look at the market and competition to see what the norm is at least.

@Carlos Contreras ideally you’ll want to find a property that has split utilities, but it all depends on what is norm in your area. If it’s joint utilities and the numbers still work then go for it. RUBS is usually more for larger buildings, but hopefully the properties by you are split up to begin with to make it easier
