@Daniel Porter one thing you’ll learn is you can’t force anybody to do anything, no matter how hard you try. If you’re trying to convince her to get a loan and buy a property then it’s not going to work. It’s a big decision and for her to do something like that has to come from her own internal motivation and nothing you say will change that.

If it was you buying it and trying to show her why it’s a great idea, then that’s different but otherwise I would just focus on what you can do personally and less on what she should do

@Kevin M Dobyns I would just focus on your first deal first and make sure to take note of the entire process. This is your first one so you’ll learn a ton so make sure to just take notes on what you did and how you can improve on your next deals.

Once you get through that and understand the basics of actually owning a rental then you’ll know when you’re ready to move on to the next one!

I would have a monthly pet fee instead of the monthly pest service, but otherwise it’s pretty good. I would start it out by saying if you wish to keep the animals then please sign the pet addendum.. etc.

If they don’t sign or respond in a couple days then I would follow up saying, we haven’t received a response so please let us know today otherwise we’ll be required to send a notice to cure as the lease has a no pet policy.

At least that‘s what I would do to make it seem like it’s up to them to make the decision and keep it friendly if they’ve been good tenants up until this

Well you can always join a FB group or thread of investors in your area and when a person asks for maybe kitchen cabinet questions you can step in an offer your help for free or maybe offer free door repair.

Usually you have to show people what you can do for them for them to be interested to be a mentor

Some people are also genuinely happy to help others so asking people if you could run questions by them from time to time for help can work too but I’m not sure how active of a mentor you’re looking for

It really just depends on what your goals are.

If you truly want to start this journey aggressively to hit some personal goals, then you’re going to have to do things that are inconvenient now to work for you long term.

But if you just want to do this passively and on a slower scale then there’s no problem in waiting for you’re not wanting to have this take over a big chunk of your life.

Good music and good food!

Jokes aside if you have quiet hours in your lease and they’re not having an extended stay then I wouldn’t push them on it too much as long as they’re abiding by it. You said they didn’t have music so I’m not sure why you’d neighbors had a problem since it wasn’t disturbing their piece

A lot of it usually comes down to money, how much are you willing to rent it for to make you deal with this paperwork and headaches?

I lease out a garage and just have a separate clause/lease for it saying the landlord isn’t responsible for any of the tenants property and is allowed to cancel the lease and tow the vehicles with 30 day notice in case it doesn’t make sense anymore.

if it’s worth the money and they can agree to the terms you set then it’s up to you on how comfortable you are at that point.

27, 10 units and all are multi family
