Just got off the phone with @Brian Gibbons after 45 minutes...What started off as me sending him a simple question via email turned into Brian taking it upon himself and taking time from his Investment day to call me direct and giving me an AWESOME talk/coaching on building a Business. In my case, and Brian's specialty, a Real Estate Investing Business. But Brian's innovative ideas transcend Real Estate Investing and can be applied to any business and will be applied to my law office on completing law school and my future branding business.
On the Real Estate front Brian clarified what a Real Creative Financier truly is and how to make money with Expired Leads, Free & Clear Houses, JV-ing with Sellers, Private Lenders, ROFER's as applied in Texas, and Wraps to name a few.
My guy in Texas for LO's is @John Jackson and I look forward to working with him this weekend in Houston on the 7th & 8th. John's unmatched expertise and mentoring in Texas on LO's is tremendous. @John Jackson is a great person, educator, and businessman. Combined with Brian's ideas they will insure I am a success in my RE business.

For a wholesaler, person starting out, or someone that wants to tighten up their probate skills, @Sharon Vornholt is the best, the best...Here method of targeting Absentee's, Probates, and City Ordinance Violators (COV's) are awesome...Will pay long term dividends....

@Trey Leigh if you're looking for a bank to replace Banco Popular to finance your LO deal consider Amegy Bank if they have one Uvalde, TX. Amegy has an under the radar program here in Houston, Tx for homes loans to No SSN Undocumented Immigrants. Call them for the particulars and just as importantly call your local banks, you'll be surprised what they willing to do, overlook, to make a high interest rate loan to a good paying, money saving customer who doesn't have a SSN. Also, many mortgage loan companies, especially the creative ones like us Investors, will get your buyers through if they have a ITIN and will get them through quickly.

Thanks John, need it...I was trying to focus exclusively on Wholesaling homes for now then move onto LO's and your training but I keep tripping across Potential Pretty House LO Deals. In particular in the Sugar Land Texas area where homes are awesome, neighborhoods are great, and everyone wants to live there....

I have been wholesaling since Dec 2013 in the Houston/Sugar Land, TX. I keep coming across Pretty Houses, primarily in Sugar Land, where the seller is not motivated to do a Wholesale deal but might consider a LO. I don't have the expertise to do them. Does anyone know of a person in Houston/Harris who would partner on a LO deal with me. Currently, I have one possible LO deal, but again, don't know how to approach it and close it.
