Hi BP community,

I have a rental property in Portland, OR that I'm looking for recommendations for a good property manager. I've had two so far . First one is terrible and the second (current) is not good. I'm not the kind who hires the first PMC I talked to and I hired my first one after interviewing 8 different companies.  The second one started off decent but as they get bigger, the quality of the service gone down a lot.  If you have good experience with any or know any great PMC, I would love to talk to them.

thank you for the help!

Thanks Dennis.  Likewise!  if there's any other meetups I can go, please share with me as well.

Hello BP!

I'm looking for an established meetup group which can talk about real-estate investing in the Seattle area or even online. I do find online one is much harder to network and build relationship. I did some search in meetup app but I'm not seeing any. If you have any recommendation, I'd appreciate it!  If there's really none, im more than happy to start one, so if you are local and interested, please let me know too!

thanks for the time.

Thanks Evan.  this is helpful to know.  I'll try that!

thanks Tim.  in this case...would it be better to talk directly to a builder or an architect to start?  I'm not going to for any fancy design as im going to rent it out.

Hello experts,  I need some help here since I couldnt really find good answers online. I made a purchase of a lot with a duplex in OR which according to the city I can have 4 units in total. There's an empty land next to the duplex and I already hired a landsurveyer to draw the lot boundary with marking on the ground. I'm hoping to build another duplex on that land. and I'd like to put a nice trailer as an airbnb place while I gather the money or do the pre-work of building the duplex.  Here are the parts I need help...

- Who are the people I need to contact to get things going?  I already have the site-map but I believe I need to get the land prepared and planned for my goal.  I dont know whom I need to work with to get there...

- The empty land doesnt really have direct road access.  there's a tree in the middle.  Who should I find in that case to build an access road to the land?  without that, I probably cannot even get the trailer on the land

Thanks for reading and the help in advance.

Hi Jonathan,  sorry for the late reply. thanks much for sharing your thoughts.  You are right on several points you made there. i was unsure what i should prepare myself with especially since there are 7 offers behind me.  im in the middle of doing bunch of inspections now and will plan to have a brief round of negotiation with the owner after knowing the potential costs.  Hopefully things will turn out well.  thanks again

Hello experts,

I recently submitted an offer on a duplex and the seller has accepted the offer. I have not personally seen the house since I dont live in the same state. We just finished full inspection of the duplex and there are few major potential issues in three area: The roof is old and might need replacement / the furnace in one of the unit is old and need replacement as well / there could be some issue with plumbing with loose pipe as well.

The inspector is still working on the report but since I only have 7 business days left in the inspection period, I'd like to get your thoughts on this.  I definitely like the house and see a lot of potential with this one.  I won the bid 2 days into the market with 7 other offers.  The final accepted offer is 8% over the listed price. The sellers prefer to close as soon as possible. I want to prepare myself as much as I can before i get the inspection report. There is clearly going to be some major repair/replacement and since there were other offers on the table, the seller might not be open to negotiate much.

What do you guys think I should do or prepare myself with?

Thanks much in advance!

Thanks Jingru and Simmy!
