What grade of paint to use for rentals?

I have read articles where they highly suggest one uses the highest grade of paint you can afford. This sounds like it is directed towards homeowners? Just curious what quality of paint you use...low, mid, or high end? If mid or high end, why would you justify the extra cost?

IMO, type makes a bigger difference than price or brand. Never use flat paint on anything other than ceilings. An eggshell or satin off white for walls and semi-gloss for trim. I have used Color Place and it seemed both decent and cheap to me.
