@Daniel Stanziale I have a lender that will do a 25 year term, fixed rate multifamily mortgage if the mortgage is under $250k. PM Me. I just refinanced a small multifamily with them and there is no other product like this for this size property. Banks want to do 5 year and 10 year terms.

Hi Matthew,

It depends on the cap rate. For example, a $200 rent increase on a 8 unit property with a 7 cap would increase the value by $274k. Now this is a rough estimate; assuming expenses stay the same and you have 100% occupancy. 

Here is the formula: Increase In NOI (200 per unit increase x 8 units x 12 months) / .07 (7% Cap. Rate) = $274k

Also this might help: Cap Rate = Net Operating Income / Current Property Value

Hi Chihiro,

We use separate attorneys; a SEC one and a closing one. The SEC one does not need to be based in the state of the property but our closing attorney is. You might be able to find both in one firm but they are different areas of expertise.

Hi Ricky,

When we direct mail it sometimes includes multiple options like; selling their property and/or partnering with us. I would suggest split testing one that offers contracting and one that does not. It is really the only way to know how effective it will be. Make sure the sample audience is at least several hundred and send the equal amount to the same number of people for each campaign. Since it provides the homeowner options you would imagine it would have a better response but there is only one way to know. Good luck!

Hurricanes and termites are the main concerns that are minimized with CBS. Lower insurance is a bonus.

@Mike Lambert I get it from the European Covered Bond Council and the European Mortgage Federation! Also these rates are also for Europeans, not foreign investors!

2% mortgages are mainly all in Western European States (about 9 states out of 50 European States (32 EU States)). As you move East through Central and Eastern Europe, the rates are much higher (5.67% in Romania). So a blanket statement of 2% for foreign investors pertains to less than 20% of European States and about 30% of EU States.

"Recession proof" multifamily rentals are not a thing. As a rule of thumb, don't buy a property that will not cash flow if you decrease the gross income by 15%. This is by no means a guarantee of being "recession proof" but the stress test along with adequate cash reserves will get your through most if not all downturns.
