Its great that you are getting out of your comfort zone. I would suggest attending your local REA meetings and attending any live events in your area. There you can network with other real estate investors. YouTube has a ton of good real estate podcasts as you already know.

Hi Daniel,

You can check comps in your area of properties with the curb appeal you are anticipating. You can find comps around the property that have recently sold and look at the pictures on Zillow. That will give you a rough estimate. Make sure to keep it within a few blocks and similar bedrooms, bathrooms and sq. ft. Lastly, drive the properties to see. Do not use the Zillow Value estimate, use recent sales only. You can also take into consideration homes for sale and their landscape.

Hi Josh,

There are a number of investment strategies you can use. If you can be FHA approved for a 3 or 4 family house, you can use your money for the down payment and rent all of the apartments (outside of the one you are living in). Make sure to be educated before making any purchases.

Hi Brendon,

Unless you have a great boots on ground team and know the market, it is difficult to purchase and manage out of state properties. I have out of state multifamily properties that I use to self-manage (when I lived near them) years back but, now they are professionally managed and my team is in place there.

The easiest way for you to expand your portfolio is to most likely invest through syndications. For most individuals that have high paying careers, property sourcing and management is not the best use of your time. If you are looking to be financially free and live off the investments forever; look for syndicators that plan on doing “legacy plays” where they rehab the property, refinance and hold onto the property for life. The syndicators handle all of the work and the limited partners (you) are just providing money. It will not require any additional time on your part after you have done your proper due diligence.
