@Mike Lambert I get it from the European Covered Bond Council and the European Mortgage Federation! Also these rates are also for Europeans, not foreign investors!

2% mortgages are mainly all in Western European States (about 9 states out of 50 European States (32 EU States)). As you move East through Central and Eastern Europe, the rates are much higher (5.67% in Romania). So a blanket statement of 2% for foreign investors pertains to less than 20% of European States and about 30% of EU States.

"Recession proof" multifamily rentals are not a thing. As a rule of thumb, don't buy a property that will not cash flow if you decrease the gross income by 15%. This is by no means a guarantee of being "recession proof" but the stress test along with adequate cash reserves will get your through most if not all downturns.

It depends on if you want to get licensed? Are you good at direct marketing? What is your 10 year goal? Do you want to invest into real estate in the future? Maybe wholesale properties you don't want to invest in and buy the others?

This is a growing concern for all entrepreneurs over the past 10 years. Depending on your age and health, I would get a higher deductible plan and open a HSA to cover medical expenses down the road. There are a number of websites you can find off Google to search for plans. Make sure it is a Kayak type website, you do not want a website where they want your information and then 20 people call you. Also, be prepared for your premiums to increase 10%-15% a year.

It all depends on buying the facility right. If you are unsure, offer a lower purchase price. Put your numbers at not being able to raise rents and higher than normal unpaid units while having someone assist you with the day to day. Is it possible to automate rent collection on future rentals?

Capital One 360 Checking has no fees and a much higher interest rate than a normal bank.

There are a couple ways of doing this. Charge a monthly pet fee (per pet). Charge an upfront refundable or nonrefundable pet fee/deposit, or charge both a deposit and a monthly fee. The worse the property class, the more I would lean towards an upfront nonrefundable deposit fee.

@Natalie Kolodij yes as I stated above, don't hold passive investments in s corps. With S corps, if the business generates more than 25 percent of its receipts from passive income, the excess is taxed at the highest corporate income rate.
