Congrats!  I'm in the Baltimore market area also.  Thanks for sharing your deal information.  Was there an issue or just slowness with the City that caused the initial Sec-8 inspection to take five months?  I just settled on my first fix/flip in the city and I'll be in the market for a buy/hold in 2020, no more than 4 units, preferably SF or 2 unit.  Considering Sec-8.

Are you looking for a single family or multifamily property?  I focus on Baltimore County and may be able to help you find a good deal that is medium to low risk west and north of the city.

I've been doing RE investment in the Baltimore metro area a little over a year and was born raised here.  Baltimore city is a tricky market!  Would be glad to connect and assist you as you're getting started.  I'm doing wholesale, just completed rehab on my first fix/flip and looking for my first buy/hold (SF or small multi-unit).  In addition, I just started a commercial loan broker business focused on small and mid-sized business funding through a network of lenders including loans for residential/commercial RE investments.

What's your range for number of units you consider "small"?

Good information. Thanks for sharing.  I've been wholesaling and also have my first rehab about 70% complete in NE Baltimore.  I've been learning a lot about rental investing lately and would like to get a rental (up to 6 units or a SF) property in the County or a good section of the city.

@Yolanda Thomas  Did you find an agent to help you in Beaumont?  I just acquired a property there that I'm selling under a wholesale contract.  I may be getting another opportunity there and would like to have access to a RE investor friendly agent to get comps.  Also if you know of any investors looking for a fix & flip property in Beaumont I'd appreciate your assistance.  I just listed one in the Marketplace section.  It's located on Acadia Lane.   Thanks. 

@Minh Le  I have a property under a wholesale contract in Beaumont.  It's a SF 3BR/1BA that needs heavy rehab.  Any interest?  I just posted it in the Marketplace section but feel free to reach out to me here.

@Benjamin Meyer Welcome to BP! MAREIA one of the local REI associations is having a workshop tomorrow (Saturday 3/16) on apartment investing. The speaker, Anthony Chara was at our monthly meeting last night and was impressive. It may be something you have an interest...I'm attending. I believe you can still register.

I recently attended a RE Mentor workshop just to see what MF investing was about since I only now focus on SF. It was informative and I learned the concepts at a high level but did not sign up for the bootcamp.  Reading through this thread has been very helpful in understanding how these guru/expert programs work and why they exist...good and bad. 

Interesting that a couple people here mentioned there being an up sell at the bootcamp because the presenter at the workshop specifically stated there was no up sell (I asked him directly) and that you get access to everything you need e.g., a system, mentoring and funding access once you attend the camp.
