@Ned Carey Thanks.   I received something from a colleague that I modified.  I tried Googling but just came up with regulations and/or clauses.  Also thanks for the FilePlace reference as I wasn't familiar with that tool.

Does anyone have or know how I could get a sample "Tenant Right of First Refusal" Letter for use with Baltimore City requirements?

Anyone familiar with or using Lead Gen Authority as a paid advertising lead generation system/program? I'm trying to decide if it would be a worthwhile investment to help me establish a quality lead generation system to identify motivated sellers. Right now I'm using the standard outbound methods (mailers, driving for dollars, networking, MLS, auctions etc.) to get leads.

Investment Info:

Single-family residence fix & flip investment in Baltimore.

This will be my first investment and flip...just started my business 6 months ago. It's an end of group townhouse in a good neighborhood. Plans are to add a third BR and a second bathroom in the basement.

What made you interested in investing in this type of deal?

The location, type/size of the property and of course the numbers. I had been wholesaling but kept open options for a flip if it wasn't one that would be too large, complex or timely for my level of experience.

How did you find this deal and how did you negotiate it?

Public auction group.

How did you finance this deal?

Cash to purchase. Considering private investors or hard money to complete rehab if necessary.

I'm in the Owings Mills area and use Resource Title, LLC located in Owings Mills ask for Mark.
