Where to buy investment properties in central Maryland

Hey BP!

I am looking to purchase my first investment property within the next 5 months. I have been doing plenty of research on the market and looking for other opinions. 

I found that Baltimore county specifically west and north of the county up to Towson to be good for investment for me. Also areas in north Prince George's County down to Bowie/Hyattsville seem to be good for investment. 

I am looking for a cash flow buy and hold property for up to $315k. My goal is to live in the property for maybe 2 years and the move out to another investment property and rent the first one out. I work in Columbia so i do not want to be too far from my work. My risk tolerance is medium to low and I am looking for properties that may need some cosmetic rehab but not too much.

Any feedback would be greatly appreciated.
