Are you buying as am individual? If so get approval from the title closer first.

If you are purchasing in a corporation or LLC, the more than likely you can't use a poa.

I would call the local offices. Make sure they are underwritten by a larger title company. I find the larger ones will take on more risk.

Also confirm the wholesaling laws in Maine. When I lived there I did t do real estate so I dont know them.

Sometimes you need to do a double escrow and sometimes you can assign it. Here in CA each escrow company has their own process.

I called the local one in Lewiston but the main girl had left for the day.

It all depends on how your contract is drafted. Each state has its customary process. Here in California the seller is generally responsible and a standard PSA. Some states only require the seller do a title search and the actual title insurance policy becomes the responsibility of the buyer.
