I don't see that anyone addressed a potential due on sale clause that the current loan will most likely have. This could trigger the loan being fully due and payable if the existing lender gets wind of the transaction.

Please also note there is a big difference in function between a title officer and an escrow officer. When you build your dream team, as your title officer or title rep who they like in escrow. I have title reaps and officers that work together as a team with me to get things done, while others are very strives and by the book. I firmly believe you need a team that will work together not separated, and that doesn't mean they have to work for the same company. It's all about relationships!!

I used to have a large reo account, dealing with all of CA. Those are usually handled by large title company's. I moved to an independent escrow company so I could provide better quality service to my customers. As you get started, let me know what questions I can answer for you! They are a great way to make money if you hold them, sometimes flipping them doesn't make a lot. Getting them at the auctions can be good, but you should know what you're doing or you could end up with properties with lots of title issues! That is a headache you don't want!!
