You might need to go to court and get a quiet title action which means the court clears the title so the title company can insure. I have found title companies are becoming much more strict.

Hi Eric it’s a very standard process that really becomes a CYA for the title company so they don’t have to pay out losses. There of been several title companies that have had such losses in California in the last few years so we are finding that there’s a bit more strict and us even an old private deeds of trust and mortgages. If they are unable to get all the signatures that are required you may have the option of doing a lost note bond. Check with the title company if you have questions.

Are you talking about just the mobile home itself or has the mobile home been permanently affixed to a foundation where there is a complete foreclosure.

Most states you will transfer and search titles through either the DMV or through a local state run housing and urban development department.

Contact the company that issued the title insurance policy if you purchased one. They should’ve insured the property lines as well and you might have a claim for any loss or damages. Also some states have right of way easements if you have been using a certain part of land for a certain period of time. If nobody has contested your use For five years or more they may not have a right to stop you from using it now.

If you are going to do a refi you will need the prior seller to provide an authorization to order payoff for most lenders, or at lease provide a social security number, depending on lender. Message me for details and I can walk you and or your lender through it.
