You should have no problem finding a company to close your deal, there are two methods here in California and each company chooses to close differently,

Some allow an assignment through the escrow and others only want the double escrow.

You just need to know their process so you know which way to structure your deal.

You can work with title and escrow anywhere. I do recommend some with knowledge of the county you are closing in. May cities have soccers their transfer taxes and city report and retrofit requirements.

My understanding of adverse possession is that it has to be for multiple years.

Option 1 with the state the LLC is registered on is the proper way to hold title in the LLC.
