@Kurt Michaelson Sorry to hear that, your offer was definitely generous. Unfortunately a lot of owners in the area have stars in their eyes from the inflation. Landlords as well, asking for far beyond what rent should be.

@Kurt Michaelson I apologize for not tagging you in my previous posts. I agree with Jonathan Green on everything, the only problem is house prices are declining and becoming harder to sell.

Kurt, if you'd like to message me the address I can let you know the demographic and any local news I can pull up. I wouldn't pay more thank $220 for a house in that condition in this area. $260-$320k would be an ARV depending on location.

Hi Kurt, if there was an explosion, I would make sure it was not actually a meth lab. They are rampant in this area, and I have personally never heard of an explosion from a marijuana operation. I was born and raised in Lake Elsinore.

Angela, If you'd like to share the neighborhood I can let you know my opinion about the environment and growth, I was born and raised in Lake Elsinore. However I feel there are not a lot of smart investments at the moment, the prices have been inflated for a year and are dropping. Flipping would have been ideal about 8 mos ago.

Menifee used to have the lowest taxes now it is higher than Murrieta. Lake Elsinore is a good middle ground.

Hi Angela, Lake Elsinore was definitely the best place to buy about 2 yrs ago, now prices are inflated. People are moving from here to Moreno Valley, so a purchase at the moment may be better suited there. However if the market drops, a property in LE is a far better choice. Very up and coming.

Hi Warren, I messaged you about your question on another Lake Elsinore thread. Elsinore used to be the best place to buy however prices are inflated at the moment and good deals are hard to find.
