@Daniel Beaston I apologize, I misread your comment. They are responsible for assessing the move-out damages accurately. I would see if you can negotiate these costs and add them to tenants bill. Even though you are selling, a quality management company will want to keep good rapport for future investments and it sounds like you are losing money because of repairs they should have been responsible for documenting. Definitely go over your contract first and see what is mentioned regarding their guarantees for these type of mishaps. 

I know auctions are not something many people are experienced in, however I would love to hear from those who are. I'm currently working with a cash investor and would love to find out more about how to find savvy deals in Southern California. Whether through court auctions, foreclosures, trustee sales or wholesale deals. If you have any info to share, I'd love to hear about your experiences. I realize prices are high right now, but a recession is around the corner and now is a great time to start networking. If you have a deal with enough meat on the bone, I may also be of value to you. @Daniel Beaston It sounds like your property management company may not have done their due diligence prior to move-in. Are you still in contract with them? Where in CA is your rental located?
