Mike if you are okay with moving into very transitional neighborhoods I would suggest English Ave, Vine City, and Grove park. Renovated Houses in that area are going for around 240- 280k depending on the size. I think those areas have greater upside now because of the location to West Midtown and the Quarry.  To be honest houses in 30310 have already experienced tremendous amount of appreciation the last 2-3 years.

Lisa the bank foreclosures are always near where the scaffolds are. The tax sales are on the opposite side of the building. You can get a list online ahead of time so you can do research on the properties before you purchase.

Good Morning Edgar,

I am a licensed real estate agent and I buy and sell around 4-7 properties a month myself in and around Atlanta. I think the development in Atlanta is still really strong. I can not speak for Charlotte because I am not in the market but from my understanding it is a good area as well. Atlanta is a great city for rentals because the purchase price of the homes is relatively affordable depending on the area. I have sold a turn key rental property on campbelton rd  in 30310 for 72k getting 800k a month in rent. That needed no work and would have appraised at 100k. You can also find houses in Gwinnett and Stone Mountain that you can get a decent return on as well. Out side of the perimeter you have better schools for you 7 month old as well. Does anybody have any expertise in  flipping a property in East Point area? When I run comps it does not make any sense to me. There is a house beside the house I am looking at that got 185k at 1200 SF. The house two streets over is active for 145 at 1500 SF. The house that got 185 was a bungalow but the rehabs where similar. I was wondering does anybody have any experience about what is driving prices in that area.

@Nai Thao Are you open to do a hard money loan? I know a couple of lenders in town and that can open up your options.

@Maxwell Lee The areas I have been focused in are areas that I can get a good ROI with a chance of appreciation down the road. 1) Grove Park 2) East Point 3) College Park. I personally thing Grove Park has the best chance for appreciation. If you PM me I can send you a link as too why.

@Benjamin Owens Where are your rentals at in Atlanta? I try to focus on up and coming areas where you can still get a good cap rate with potential for appreciation.

How many deals are you flipping a month in the Atlanta area? If you build a relationship with a contractor and start giving him a lot of jobs then a lot of times you can get his prices down. I refer out my contractor to investors when I wholesale deals. It keeps my contractor busy and I know the people I sold the deal too will get a good quality contractor. That will not do a million change orders on them during the process.

The down size is then he gets really busy and may turn down your jobs  so you have to go find another contractor.

@Nicholas LaGatta When you say you are looking to invest in  the West Side are you talking about like Grove Park or like Historic West End? The price difference and cap rates vary dramatically in those two areas for example.
