Atlanta is very good for SF homes. In Atlanta you can find houses for 45k to 65k renting out anywhere from 800 to 1,000 a month. It really just depends on that area you are trying to invest in and how much equity you want in the house.

@Kristen Jackson When you get your first deal under contract let me know. I can close fairly quickly. I have bought two on Lucille AVE, White St, and Beecher St in Historic Westend.

@Julie L. The cap rates depend on what area you are looking for. Are you talking about outside or inside the perimeter? Like Brent said earlier that is a pretty large area. Also why are you only focusing on NW Atlanta?

Does anybody think Historic West End will cap at soon PPSF or do you think the prices will keep rising? If you think they will keep rising what do you think the cap will be PPSF? I am looking at a house that would work right away as a rental. I may let the area appreciate for another year or two.

I am a licensed agent that only works on the investment side. I run comps, go out to the house and inspect and can give you a rough rehab break down. My family owns a contracting business so I know rehabs. I can give you rough numbers so I do not waste your time going to multiple houses. If any other agents on here want to PM me feel free to do so especially if you are busy on the retail side. I do not list properties.

@Yiding J. When are you coming to Atlanta? I work with a couple of investors out of state. I can find you rentals that you are looking for. I also can refer you out to contracts if you need that as well.

@Rob Barry I can only speak for the Atlanta Market but there are still plenty of areas in Atlanta where you can find deals that will appreciate and get positive cash flow right away. Atlanta is a good city for this plus the taxes are not unreasonable. You can still find houses between 40,000 and 75,000.

 In 2013 Decatur/Westview were the area that would benefit you but now the prices are too high because of all the fix n flips.  I would stick to pockets like Grove Park and areas south of Westview like Orlando St. I can talk more about these areas if you want to message me.

@Warren Ifergane What are your financing terms? Do you loan on purchase price/rehab or ARV of the house? How many points and interest rate do you charge?
