Anything that is built to be hauled down the road for miles and craned onto a foundation without hurting anything more than an occasional drywall crack is a pretty well built home IMO... Plus the benefit of less raw material laying around for people to steal is always a plus!

I had this 1200 sq ft 3/2 delivered and set for $43k. Nothing fancy but overall a nice solid modular home that made me some money.

When I purchased my duplex, I walked in and it looked like a bomb went off in a goodwill store. Clothes and such where everywhere.  There was one of those fur lined hood jackets in my walking path so I kicked it out of the way only to find out it was a dead cat. My legs instantly turned black from the fleas jumping onto me.  I ran outside and stripped down to my underwear. The neighbors got a good laugh im sure.

Just did a clean out from a squatter and found more porn than I thought was possible to fit in that little building.

I agree with @Jaime Penix on all of his points.  Make the units "bulletproof" so less things can be broken.

Also, my duplex is in a less than desirable area. As he said, don't walk around like you are scared or the people will see a victim.  I always keep my head up and whenever someone passes me I make eye contact and say hello.  They seem to respect that.

An issue that I can see arising from a cheap house in a bad area is that it is very easy to dump more cash into the property than it is worth just by fixing things. You buy a cheap house find out it needs a roof, heater craps out, etc and you are in it for more than its worth.

Please pm me that information, it would be much appreciated!  My units are pre 1950 but the utilities are all upgraded so it shouldn't be a grave concern.  I only have rentals in salem right now, this lot that I am subdividing to put two houses on and a house in Buena.  I also close on one in Williamstown on Dec 12th for a flip.

Thanks for the well wishes.  I am always in this area.  Who do you use for insurance?  I am looking for a new insurer for my units in Salem out by you.

All of the documents were put in a 10x10 storage box and locked. Now where did I put that key....

I cant imagine living any aspect of that life either.  Oh, btw, I forgot to mention that when loading his things into a storage unit (packed a 10x10 to the ceiling somehow?) I made sure to put all of his court documents at the very back of the unit. Hopefully this is give some of his other victims some time off from him.  There is no current law on how you're supposed to properly organize a storage unit, correct?
