I have no issue admitting I'm not sure what the "next step" is. I'm diligently working on learning the calculators. I want to make offers on an 8plex and 24plex. My biggest weakness is NOT knowing that next step. My biggest strength is I'M NOT AFRAID TO ASK a question or for a contract/sale/deal!

I'm a PRO member. The only deal I've done is my primary residence. I haven't figured out the calculators. What would be the benefit of going PREMIUM at this point? TIA!

You sympathize with her situation. Will she sympathize with YOUR situation? I would stick to the terms of the lease. You can also refer her to charities as appropriate.
