I have to agree with 2. Those bedrooms would make me want to move out as soon as possible.

Hi everyone. This forum is pretty slow right now. Just wanted to say that I'm here. I probably will be making most future investments in New Mexico though.

One thought though, using the deposit money for other purposes can be iffy with the law, at least in Texas.

Great job! I started on my first investment home with no experience and few tools. I now have a few more tools, and a lot more experience. Tearing out old lathe and plaster walls is quite a job. I recommend the refinance route, it's called BRRRR. I wish I had known about it at your age.

As @Phil G. said: If I am offered a property I will research it with HUD, FNMA, etc. In fact I would probably already have seen it. Offering me something from one of those lists would most likely put you on one of my lists.

You would need a realtor to get it on the MLS. I use Craigslist, Zillow, and Trulia.

Check the thread in here on craigslist scammers though, they also use Zillow and Trulia. Of course there are many more websites out there.

For several years your depreciation (usually) more than covers your principal reduction (equity increase).
