I have tried contesting several appraisals and the lender(s) has never even considered it. That won't stop me from trying though.

I would certainly put a tankless in most flips (not worth it in lower price properties perhaps). I would like to warn buyers about a tankless unit I had a bad experience with. It used a small generator that fired up the burner when water was turned on, but water flow had to be above a certain amount. Unfortunately a single faucet or shower did not provide enough flow for the unit to start up. It may have been just this model but beware.

Property can be purchased by your company. The company would of course have to be able to qualify for the loan.

I agree, I would buy it. I have two places with that. I would like to add that replacing it with PEX should be pretty straightforward as a do-it-yourself for the first floor. The holes for the old stuff may not be big enough for PEX but that should be easy to figure out.

I just redid a mobile with PEX and it went quite smoothly after we got the hang of it. The bad thing about PEX is flow rate. A 1/2 inch PEX does not handle the same flow as 1/2 inch copper or PVC,  that is why the use of a splitter(manifold) is common in larger installations. Just a toilet and sink on a 1/2 inch will slow down the sink when toilet is flushed.

I will have to double ditto what @Rob McGahen said. $18,000 is a good down-payment on a home. I actually paid $18,200 and $26,000 for my last two rentals, You could loan that to me at 6% and I will be happy to mentor you for free!

Hmm, if the land is not included then in Texas it's probably not real estate but a vehicle. Not sure about NV.

The interest rate would depend on the lender. They may ignore a temporary issue like that if you can prove you paid immediately.

Check google for mortgage brokers in your area to find private lenders.
