Make sure to wear goggles and a good mask. That stuff flies everywhere even when wet!

I don't live in that area but would never put a wood burning back in once converted.

I used a scraper for two of mine. No water necessary as both were old and probably were not applied properly in the first place. A basic scraper on a handle is what you would look for.

If you convert the garage and continue living in the house would it make sense then?

Figure your cost of living elsewhere into it. 

$500 mortgage would make your cost of living there $200, would it be possible to refi to get some of the money for the garage conversion?

Welcome to Bigger Pockets. You would definitely want to research the rents. A home that's a couple of years old should already have most of the new home kinks shaken out of it or starting to show up so inspect it well.

A triplex can definitely be a money maker but unit size and parking may make a huge difference in rent.

Remember the owner occupant requirement is typically only two years.

I have one three hours away, it's not ready yet but I will probably self manage for a while. I have 3 others that are 90 minutes away.
