As the others have posted you need to know your market, go to open houses, meet all the brokers in your target market. To start you can also ask a few brokers for their opinion on how much it can sell for and work with the cheapest price you get. Since it's your first fix&flip I would also suggest, you get a few quotes from different contractors, and add additional 20% to the most expensive price, and you can still make a decent amount go for it, it's very hard to hit a home run the first time. Just one more tip, make sure to use the bigger pockets calculator, so you won't be off with your numbers.

Almost everyone would need a track record, but maybe start with friends and family, or try to start with smaller properties that you can afford and build your track record from there. You also might consider flipping so you get some cash to be able to buy&hold.

Overall it seems like a good deal, knowing the values in that area, but it would matter the condition of the property, how many tenants are willing to move before closing, since there's significant upside. Are you planning to buy with cash? If not you might barely cover your expenses.
