 @Chaim F Thank you! How do you go about the closing of your wholesale deals? 

Most of the times we assign the contract and the buyer closes. We mostly work with buyers that we have relationships with, so we don't have to be so cautious, but most of the times you do have to take certain measures to make sure you get paid. My best advice would be consult with your attorney.

I don't know of any double closings, but you can always assign the contract, or sell the llc that has the contract attached. A assignment fee by us it depends on the property, for example a property worth 100k and the contract is for 80k, you wouldn't get the same amount as if the contract would be for 50k.

Hi @Michelle Kalisz, welcome to the BP community!

I would suggest you to work with a mortgage broker since it's your first deal. They should be able to find you the right financing that would work for you. The big banks will usually require much more than a local community bank.

The banks appraisal is usually a few hundred dollars.
