Come join us for an informal gathering to meet other current and future real estate investors. The common theme of those who attend the meetups is financial freedom.

Financial Freedom is making enough passive income to cover your living expenses, making work optional.

The house hacker community is awesome, everyone is more than willing to help each other achieve the same common goal. Come chat with people who have several investment properties (house hacks, short term rentals, long term rentals, medium term rentals) under their belt and learn tips and tricks.
If you have properties come meet others who are doing the same and talk about how to improve and be more efficient.

I am a real estate agent passionate about helping others achieve financial freedom. I have helped 30 buyers since June of 2021 purchase a property to get started or continue their real estate journey.
I started real estate investing in 2015 by purchasing a duplex in Milwaukee WI. I now own 4 short term rental properties in Denver with partners and a 5th STR arbitrage, aka renting it from the owner and airbnb'ing the property and collecting the difference.

Great Info. I also have a Duplex in Tosa. I am looking to off load the property management. I am an agent and investor in Denver. Here there is a pretty strong demand for renting by the room which can be more profitable than a traditional lease however more work as well. We have one great PM that specializes in rent by room property management.  

@Chaim Lampert @Ed Riggenbach - Do either of you do rent by room property management?

For some context I have a duplex on 61st and north, both units are 2 bed 1 bath. I am self managing now and have been from out of state since 2016. I recently switched to rent by room on the downstairs unit. I am getting 675 and 625 with all utilities included. Upstairs is a friend of a friend of a friend that has just continued and I need to up the rent. I am getting 725 no utilities included.

In Denver we can get bare minimum 750-800 per room. I work with house hackers that will buy a 6 bed house and rent each room for 800 and do pretty well. 

One other question for the group here - has anyone had experience with Airbnb Arbitrage? For example renting half the duplex to a long term tenant and letting them airbnb the other unit? Could be a win win for owner and long term tenant. Another idea that can do well in Denver but im not sure the demand for Tosa.

My understanding is Thornton and Northglenn also allow str and the property does not need to be a primary residence. Have you heard different?

Small multi-family (2-4 units) buy & hold investment in Denver.

Purchase price: $515,000
Cash invested: $100,000

This property was purchased with a partner. It is 3 bed 1.5 bath upstairs and 3 bed 1 bath downstairs with a kitchen and separate entrance. This is an Airbnb property, we used some unique financing to get away from putting 20% down. We are self managing as of now however will look to offload that in the near future. Projected net cash flow is $2,500.

It needed about 40K to add egress windows, put in baseboard heating, upgrade the electrical panel, landscaping, and add a bedroom. It was about 15K to furnish both units. We are self managing as of now however will look to offload that in the near future. Projected net cash flow is $2,500.
