Investment Info:

Small multi-family (2-4 units) buy & hold investment in Denver.

Purchase price: $515,000
Cash invested: $100,000

This property was purchased with a partner. It is 3 bed 1.5 bath upstairs and 3 bed 1 bath downstairs with a kitchen and separate entrance. This is an Airbnb property, we used some unique financing to get away from putting 20% down. We are self managing as of now however will look to offload that in the near future. Projected net cash flow is $2,500.

What made you interested in investing in this type of deal?

STR net cash flow

How did you find this deal and how did you negotiate it?

MLS

How did you finance this deal?

Conventional Loan

How did you add value to the deal?

egress windows, added a 6th bedroom, landscaping, upgraded electrical panel.

What was the outcome?

It is up and running and doing great.

Lessons learned? Challenges?

Contractors take twice as long as you expect them to. It's a decent amount of work to furnish.
