How do you like newport? I bought some land out in Del rio. The locals ran me off my own land, it can be quite "lawless" in some of those parts up there.

Many municipalities have the 50% raise order. I have not personally seen it enforced. Nor did I know it was a state law. Municipalities tend to do what they want in many instances, I've had them mail previous owner in regards to violations and stick me with $600 with out any notice. I no longer invest in those cities that do things of that nature.

You will need cash to buy and You will have to quiet the title after purchasing in order to resell. Or sell it cash to next buyer. Most title companies wont insure the next sale without. As for current liens. Learn how to use the county recording system or hire a title company for a letter report.

As far as return on investment, and cash fliow, is Punta Gorda or Port Charlotte batter?

What are your thoughts on South Gulf Cove as an investment area?

Lots of spec house builders in South gulf cove, newer area. I like port Charlotte as its working class. I just listed a condo in pc, and have a gulf access lot coming soon
