Yes, go rekey unit, they have vacated. Since they are on a M2M, charge them for all days up to the move out point and any damage and water bills. You have 21 days after move out to return deposit or explain where deposit went. Get the unit cleaned up asap and on market as to not lose rent.

But if it were me. It expect a non pay last month as I'm sure they are saving up for new place (rent/ sec dep). Depending how long they occupied your home they maybe looking at a rent increase in new place as well. 

As for issuing a 5 day. I am not an attorney nor play one on tv. This does not constitute as legal advice. But I'd issue 5 day to push the issue. Then you need to decide if the juice is worth the squeeze. If you file after 5 days and tenant doesnt have new place, it will be harder for them to find a place and maybe carryover into Nov. But if you feel they will carry over into nov anyway this gives you an option to speed up process. There are many ways to handle this.

You are technically on a M2M type lease, based on the original lease. Issue a 28 day and move on. Give them as much notice as possible. Quality tenants usually dont get 28 days, with that being said, a bad tenant getting a 28 day may have an issue finding a unit in 28 days.

After seeing bluefrog reviewing their own company on Google, it makes you wonder why they did that. Considering somebody can pull and see who the owner of blue frog is on wdfi.org

Well due to paperwork between attorneys, sadly I can not state the name of the company I had issues with. But I can tell you if you want a good PM hire Titan outta oshkosh. The have been managing my units for almost 2 years and I continue to add more. Closing a 4 unit on friday.

What are your thoughts on the current 2 month red tide/ lake o discharge issue with blue green algae in caloosahatchee and the dead fish washing up on Fort Myers Beach?  The area has lost millions in the last 2 months in canceled vacations.

What do you do from 5am -9am and 5pm-9pm? That is 8 hrs of your day that you can work on your side hustle. You may not be caught up on the most current netflix show, but it's your life. You need to decide what is important to you and your time. As marcus said above you need replace your current income with investing income, or atleast steady passive income to cover bills. But losing your W2 will slow down investing unless you have private or hard money. You also left out many key details. Family? single? Debt load? willing to live in flip/ rental if this fails? Many other things to consider.

Hes not on lease. So you have a squatter. Call the cops and have them removed for trespassing
