I don't need to have a license (the brokers that service the deals for me do). I'm not a hard money broker, I'm just the bank - the guy who writes the checks. I don't want to loan to own, but will if I am forced to foreclose on a borrower. 

I LOVE being the bank... I make the most money on a project, am the first to get paid, and am in the lowest risk position. I love my job!

Not sure about Georgia,  but here in California the big boys (B of A, Wells, etc.) are getting real strict on their underwriting for HELOCs. I'd go to a credit union or a private lender. Are you doing any fix n flips or just buy and holds?

Interesting points. I was just wondering if there were any trust deed investors/private lenders in California. I've been one for about a year now and have always wanted to pick other private lenders' brains as to how they've raised capital to lend out to borrowers.

we typically loan out short term (6-12 months), it sounds like yours is a bit longer - buy and hold, right? Are you looking for a turn key property or a do-it-yourself fix up 2 rent? We'd consider a buy and hold loan to an investor but the loan terms would be different.

I concur with Bryan, I am a private money lender in California. We fund investment deals of all kinds in various parts of the US. It sounds like either Bryan or I could help you out if you decided to go with out-of-area private funding.
