Is there a meet up in January?

I have a couple. One charges quite a bit but is the best in town, and the other is not a licensed contractor but is cheap.

Does anyone know of anyone who buys properties already under contract by a wholesaler in Bakersfield to flip, hold, etc? 

I was hoping to go to that one, but I'll be in San Francisco that day. When will the one in September be held?

When is the next meeting?

I'm considering purchasing a couple of fourplexes in Bakersfield for my own personal portfolio. I hear that there's not a whole lot of appreciation in Bako, but the cashflow can be pretty consistent.

Real estate is definitely one of the best assets one can invest in. Of course there are others, but in my opinion real estate is one of the most profitable (when deals are structured correctly).

Sanjeev, regarding calculations such as these... did I ever show you the REI super calculator I've got? I gave Everett a copy - it'll blow your mind! We need to have some Pho again and I'll show you how to use it.

Walter, way to go on your closing. Even though this one may or may not be a gold mine, you're still moving forward. I think even Kiyosaki only made a couple bucks on his first deal, nonetheless, you've still got positive cash flow.

You can email me anytime. I just modified an already amazing spreadsheet that calculates risk, spreads, ROI, how much debt financing/equity partners to hold in any given deal, etc. This is my new sword to vet ANY type of investment opportunity.
