@Mindy Jensen - I always like to hear the thinking and strategies of borrowers, HM brokers, real estate agents, etc. I learn lots of cool and interesting things I never even knew was out there.

The networking meetings are a great way to make connections (and new friends). Two other meetups here in Bakersfield I'd recommend is the Cash Flow and FIBI meetups.

I agree. Especially the meetups in Bakersfield. I'd recommend the Cash Flow (Get out of the Rat Race), and FIBI (For Investors By Investors) meetups. Like Rachael said, the networking is invaluable - and you'll make some friends along the way.

Robert Kiyosaki also has a pretty cool radio show on podcast "The Rich Dad Radio Show".

Lots of great guest speakers with tons of insight.

Since lenders are looking for security, they want the borrower to have skin in the game. Without money down, you can always collateralize properties. If you didn't have any property, a second party could come in on the note and cross-collateralize theirs. This might even end up in favorable terms for you the borrower. 

There are always creative ways to make it work.

Just curious, does anyone plan on retiring via real estate investing? Meaning, having a steady cash flow each month coming in and having to work little to nothing at all. That sounds pretty awesome, but I've talked to many investors who have hundreds of different types of income properties in their portfolio and work 50-60hrs per week. How does one not have to deal with the headaches of tenants and toilets, looking for golden nuggets, dealing with contractors, etc?
