Ha Ha... I remember Carlton Sheets (No Money Down). I did that program once - at least "tried" to do the program.

I agree with John T. Rates and terms however, ALL depend on location, borrower's experience, collaterial, and how the deal is structured. 

Not sure about you John, but I LOVE being the money source.

Max - who do you borrow $$ from to fund your deals?

David - what part of Santa Clarita are you from? I lived there for most of my life but am in Bakersfield now. My company is based out of Valencia though.

I'd love to share Obin. First and foremost,  if there was one book on this planet that I would HIGHLY recommend, it would be The Banker's Code. Start there. Second to that, our website explains it in detail (I can't give that out here without permission though).  We have a few people here on our team that started out as flippers and wholesalers. Once they got a taste of being the bank though, they could NEVER go back.

I actually don't find investors, they find and come to us. We do an EXTREME amount of due diligence, otherwise we wouldn't be in business for very long. 

No gloating, I just really love my job and wish everyone in the community knew about how much money can be made from trust deed investing/private lending... WHEN DONE CORRECTLY.

As far as I know, in California at least, a license is required if you want to "broker" any notes. Texas for example, is another story where the private lender may structure projects where they are "servicing/brokering" a note and not necessarily need a license. I've got trust deed investor friends who do that.
