Bryan, I wasn't trying to disagree, I was actually agreeing with you. I was just agreeing with you from my perspective. I actually had a misunderstanding of that it would be better to have all of these things in the beginning. I DO AGREE that all of these things is not required to be successful. I had never worked with REI before, therefore, I didn't know any better.

Hahahahaha, the point with blonde hair and nice legs was hilarious! My neighbors were an older couple and they both passed away within six months of each other last year. I started to try to look into getting that property but they had a older son living with them. It turns out that the home was paid for. We know the son and wouldn't want to do any thing to interfere with him being able to live and occupy the property. He wasn't interested in selling. To an outsider looking at public records this looks like a great property to buy. This son had lived with them for many years helping take care of his parents because one of the parents was blind. There are other siblings in the family but they all agreed to let him stay in the home. However, he has expressed that it would get dirty if it had to go to probate. The point was made about getting to know the family was a great one especially with dealing with possibly going through probate.

Hello, I understand both sides of the conversation here; pressure to go look as many as possible and then feeling the pressure of looking at so many. I feel like I'm wasting the agents time. That's where I'm at now. I am still new to REI. I have only looked at a few properties that seemed like too good to be true values and the ARV turned out to reflect that wonderful price. However, that's not a bad thing, just saying. The point that was made to not worry with letting the systems and plans bog you down and is true to the extent of the type of personality one has. You see, I have felt like quitting and thinking this isn't for me many times because I didn't know how to setup a LLC, for example. I didn't know contracts. I don't want to bother agents......etc. I could go on and on. That's is when I decided to go ahead and get my license. I am almost done with it and I'm glad I made the choice to go ahead and set up the business, make plans that can adapt, while getting my license. Now I have a operating business while obtaining my license. I don't worry about the pressure of looking at so many properties. I have met some agents give them my business card, explained to them what I'm looking for and I keep an eye on homes in my area until my license is done. If a property comes along, great! I also make sure to attend my local meetings. Now I'm not even going at touch the subject of finances! But one does need to know how to acquire a property when it comes along. That's part of the plan! The part about personality, I am the type of personality that needed to have all of these things done before I felt completely confident and comfortable. Didn't mean to ramble on but this conversation struck a lot of thought in my mind.

Hello, I have pushed the starting time on the last few meetings and didn't have much time to stay after meeting. I will have to make sure to come in early and stay over after meeting.....looking forward to the meeting!

Hello, I did get an LLC through Nevada Corporate Headquarters early in my business. I later on discovered after seeing my CPA that I grossly overpaid. As far as a rating, I would give them a thumbs up for helping a newbie. However, it's almost like they play your lack of knowledge card to the fullest, therefore, the ridiculous costs. I will also tell you that after the initial setup of the LLC you really don't hear from them anymore. However it could be just that I didn't really need to ask anymore questions at that point. I know you work FT but please make sure to do your due diligence before making a decision. There are more things to consider. Do your research on Ohio versus Nevada Business. In my example, I'll live in Tennessee. As far as Corporate Veil, Nevada is superior to Tennessee. I guess that's great in a way but thinking about it this way, I'm not planning on doing some terrible illegal action in my business so I guess no worries there. Just always remember that your LLC would be created in Nedada so a phone call instead of stopping by a local office and talk person-to-person. Hope this Helps!

Hello, Ronda, I would have to say there is a lot of information out there about wholesaling. There is a lot right here on BP. However, make sure to do your due diligence before you jump head first into Wholesaling. It is not as easy as many make it out to be but some may hit a string of luck a few and get by. Best Wishes!

Hello, My CPA states that the percentage of his Sole Proprietorship clients that get audited are so much higher than that of his LLC clients. The audits of LLC are almost nonexistent. It wasn't a hard choice for me regarding that.

Thanks so much for the replies to all. Curt referred the CPA he speaks of and I seen him for the first time, a few hours yesterday and was highly impressed! He will be my CPA from now on.

I agree with Curt, Chris, and the others in that as far as the question about choosing a CPA, I value he is a investor and owns or has owned properties in the past. I know he has sold many as well, therefore, I feel confident in his advice.

Chris, thanks for congrats on my action. It truely is easier after that first step. Now I am moving on and have many more properties I am ready to take action on. Thanks, again.

Now, the thing I have to work on now is getting comfortable setting up appointments with agents to view the properties I am interested in. I feel in a way that I am bothersome to them. I know, I know, that is their job. However, I don't want to waste their time but I am very selective and guarded with being new to all of this. I guess what I am saying is I don't want to blow it with these agents.
